Looking For A Home
The single biggest reason most people buy a home is the simple desire to own a home. (2) At the same time, homeowners accumulate wealth for the future while enjoying the benefits of a residence that they can use, improve, and enjoy. What’s different is each individual’s wish list of essentials; from public transportation to the number of bedrooms, we can help you create a comprehensive list and go from there.

Forming a Team
We will assist you with assembling the team you need to get across the finish line. With almost three decades of experience, I know which vendors work in your best interests and which pose obstacles.
A great lender with financing options that meet your qualifications and a skilled, licensed home inspector who will address any concerns you have about the home's condition.
A fabulous closing attorney who will work with you from reviewing the purchase & sale through to the closing day. Along with all of these great folks come Title Examiners, Appraisers, and other inspectors as needed ( Pest, Radon, Lead, Water, etc)
Negotiations
As a holder of the RENE (Real Estate Negotiation Expert) designation, I bring advanced negotiation strategies to every buyer transaction. Buying a home is about far more than submitting the highest offer; it's about understanding the seller's motivations, identifying opportunities to strengthen your position, managing risk, and negotiating favorable terms throughout the entire process.
From purchase price and inspection issues to appraisal challenges, repairs, financing, and closing timelines, I advocate for my clients every step of the way. My goal is to help buyers make informed decisions, compete effectively in any market, and achieve the best possible outcome with confidence.
Are all agents prepared to represent buyers?
Definately NOT
I am a Certified Buyer Representative (CBR) & an Accredited Buyer Representative (ABR). With these two Designations, you can be sure you are in the right place with the right Broker/REALTOR®. I am happy to put my years of experience representing buyers to work for you.
As your Buyer's Agent, I am NOT here to sell you anything; instead, I am here to HELP you buy.
You are about to make the largest purchase of your life, and you deserve Professional Representation from a skilled, trained professional. Do you really want to rely solely on someone who sits in the cubicle next to you at your full-time job, who got their real estate license a short time ago, and who said, "Hey, go find a house, and when you do, I can help you"?
Remember, in MA, it only takes 40 hours of classroom time to sit for the REAL Estate Licensing Exam. It's likely that the person who cuts your hair has more classroom time than most Real Estate agents in MA. Click here to see my qualifications.
The pitfalls when buying a home are many. Allow me to share my strategies and knowledge with you so that you can avoid them. I've got plenty of stories to tell you about those buyers who were NOT properly represented and how it all went wrong.
I will point you in the right direction to a Mortgage Lender that has proven themselves time and time again. I will also share with you over 2 decades of experience I have had with BAD Mortgage lenders... and you might not believe who is at the TOP of the LIST!
During our buyer consult session, I will review everything in the buying process from: Assembling a Team to Searching for homes, How to read what a listing is REALLY telling you, Real Estate Terms and MLS Codes, my own home search app, how to present a winning offer, the value to homes in the area that you are interested in, the importance of due diligence, why you don't want to rely on a non-instrument survey, the questions to ask when considering hiring a home inspector, buyers remorse and how to avoid spousal arguments when the inspection is over. And of course, all the details about maintaining your excellent credit right through to the day of the closing . And a whole lot more!
In addition to all of that, I will be sure to position you properly if:
-
You have a home to sell first
-
Your down payment is coming from an investment account or a gift
-
You are making an all-cash offer and wish to waive financing contingencies
-
You have VA or FHA Financing that requires the home to be in a certain condition
There are so many steps to buying a home that I'm not sure why you would do it alone or with someone who isn't properly trained or capable of negotiating on your behalf.
Call/text me to understand how you can go from being just a Customer to my CLIENT, and in many cases, the Brokerage Fees are rolled into your purchase. 781.844.8870 ( be sure to check out my testimonials page)
