Selling
Before you choose your REALTOR®
I am proud to be an Owner/Broker with CENTURY 21 Professionals. Your Real Estate needs are my number one priority. Too often, service providers tend to lack stick-to-itiveness. I am 100% dedicated to any project I undertake. You are about to embark on a very tedious and time-consuming endeavor. Selling your home or finding the right home can be difficult. Let me help. I will work hard for you to ensure a smooth transaction and your absolute satisfaction.
Not All Agents/Brokers are REALTORS® (really)
Before you choose your real estate agent, ask him or her is he/she is a REALTOR member. In MA, Agent and Broker are terms used to describe degrees of Licensure, but a REALTOR® is an Agent/Broker that is ALSO a member of the National Association of REALTORS. Check here to see if your agent is a REALTOR ®
Once you determine if your agent is a REALTOR, check for Designations. In MA, only 40 hours of education are required to sit for the licensing exam. Only REALTORS have access to Designations and Certifications that show their commitment to further extensive education in the industry.
How Qualified is your REALTOR® ?
What is your home worth?
There is much more to sliding a few bars on a website to determine the value of your home. Sadly, some agents are willing to tell you what you want to hear when it comes to the value of your home. That’s right, just to get your listing.
When it comes to the value of your home, I will tour it with you and then spend a significant period of time researching recent sales in your area that are in similar condition and size. I will present you with a comprehensive report that not only provides a price recommendation but also includes market statistics to support it. In the end, the choice is yours, but you will completely understand the consequences of overpricing and properly pricing your home.
Open Houses
Open Houses may sell houses, but usually not your house. It is my strong opinion that there are several valid reasons NOT to hold open houses. Don't get me wrong, there are some times that Open Houses are a good tool, but give me 15 minutes, and I’ll tell you what really happens at an open house. Then you can decide if open houses are a good tool for you.
Market Share
Not sure I've ever been asked what my market share is. I can tell you that it's not really an applicable criterion for choosing a REALTOR. What’s more important is: can you see this person representing you during the most difficult of negotiations?
This is important because if your REALTOR® has a team of agents who support them, you will likely not experience the same issues that some part-time agents face in providing full services or services at your convenience, not theirs.
